Throughout the process she went above and beyond what my wife and I could have expected. We did not know Kristy before we met her as an agent, which was about 3 hours after we spoke on the phone and she found us a house to look at. The impressive thing about  Kristy was how she took our first showing and deciphered what we were looking for. The buyer did not have a realestate agent so Kristy played the dual agency role. I had no idea what was involved in selling my house. Kristy spent a lot of time listening and explaining. She is patient and compassionate. My house sold quickly and with very little effort on my part. I am thankful my sister put me in touch with Kristy!

I bought my new place before selling my old one so I will discuss that process first, but if you do not want to read further, I highly recommend Kristy as a agent in both the sale and purchase of real estate. Kristy is a great listener and was genuinely interested in understanding my wants and needs, with the goal of finding the best place for me, rather than making a quick sale. When looking at prospective homes with Kristy she was very good at pointing out features, both positive and negative, that I may not have noticed. When I found the right place she did a great job of market comparisons and guided me through the negotiation process so that I did not pay more than I had to. Her recommendations for home inspectors and closing attorney were excellent, making the final part of the process hassle-free. While we were looking for my new place, we discussed the marketing of my current home, and rather than rush me to put the house on the market in the fall she suggested waiting until early spring. In the meantime she organized a photo shoot to take advantage of the fall colors and started a market analysis. The value of my home had not fully recovered from the housing bubble, and Kristy was very professional in determining its current value. I had initially thought about a higher listing price than suggested by Kristy but now know I was unrealistic. Houses of similar value in my area that were priced too high are still on the market, even after large pricing drops. Apparently if you start too high, by the time the price is right some potential buyers have lost interest. After an initial flurry of showings but no offers the showings slowed down so Kristy suggested dropping the price a bit. This resulted in additional activity and a sale. The buyer had seen the house at its initial price but did not show interest until the price was lowered, so I believe Kristy’s judgement was sound and we obtained a price close to our adjusted asking price. I would be glad to use Kristy again if the need arises.

Kristy had such vast market knowledge, she claimed to have the best marketing opportunities and that her work ethic was second to none. It almost seemed to good to be true. Could someone truly have so much energy and personality along with the ability to market and sale our house? Well, we had an offer the first day on the market! We negotiated a bit....she was a big help to us there also. Then we had an accepted contract after about 3 days on the market. We honestly could not have been more pleased. Seeing it was a sellers market, we decided it was time to list. Kristy has been very responsive since day one. We went from initial conversation a day before our hardwood floors were refinished to our MLS listing being live the following weekend. Her staging advice was spot on. Pictures were fantastic. We had our first offer the same day we listed. A second offer the next day and ended with competing offers above our asking price. We had previously talked to other agents who were adamant our suggested asking price was too high, but thankfully Kristy had a better read on the market. Quick responses to texts and emails.
